Are you RICS qualified?
Yes I am a chartered surveyor (designation – MRICS).
Are you an RICS valuer?
Yes I am a registered valuer (designation – VRS).
Do you do Level 3 Surveys?
I used to but for business reasons I no longer do them.
What type of surveys do you do?
RICS Level 1 and Level 2 Surveys and Valuation Reports.
Do you do Help To Buy Valuations?
Yes.
Do you do Probate Valuations?
Yes but only on residential properties.
How do I pay?
Payment is in advance of the inspection usually by bank transfer. I still accept cheques and will also accept cash.
Do you email me the report?
Yes. If you require a paper copy there is an additional charge of £50.
Do I have to do book the Survey inspection?
No; once you have told me that you would like me to proceed I will contact the estate agent to make arrangements for the inspection and usually speak to the seller.
Will you telephone me after the inspection to give me a situation update?
Yes (and when you receive the written report if you have any question’s please do not hesitate to give me a call).
Does the report contain photographs?
Yes with a Level 2 Survey and Valuations, but not with a Level I Survey.
Do you check the walls for subsidence damage?
Yes but not with a Valuation.
Do you check the walls for damp?
Yes with an electronic moisture meter but not with a Valuation.
Do you go into the roof space/loft?
I do for a Level 2 Survey but only if it is safe to do so (using a 3 metre ladder). For Level 1 Surveys and Valuations I look into the roof space from the access hatch using a 3 metres ladder (this is known as a ‘head and shoulders’ inspection).
Do you lift drainage inspection covers?
Yes but only with a Level 2 Survey and only if it is safe to do so and does not damage the cover. Some covers are too heavy for one person to lift without specialist equipment. With a Level I Survey the position of drainage inspection covers are reported but the covers are not lifted. With a Valuation general comment is made with regard to whether it is mains drainage or a septic tank.
Do you test the boiler or electrics?
No; the services are not tested. With Level 1 and 2 Surveys it is a visual inspection with general observations and recommendations given in the report. With a Valuation report the services are just listed.
Do you give advice about costs of repair?
No.
Do you recommend contractors or other specialists.
No. The reason being that to do so would prejudice my status as an independent surveyor. I recommend that you use members of trade bodies or personal recommendations from family or friends. A useful website is www.britassoc.org.uk.
Do you deal with boundary disputes?
No.
Do you do party wall work?
No.
Do you draw plans for planning permission?
No.
If a house has a known history of haunting do you report it?
Yes with a Level 2 Survey and Valuation but not with a Level I Survey.👻
